Irvine Real Estate FAQs

Everything buyers and sellers ask me about Irvine real estate, if you don't see your question here, reach out directly.

Q: What neighborhoods should I consider in Irvine?
Irvine has 22 master-planned villages, each with different price ranges, school assignments, HOA structures, and character. The most searched are Woodbury, Northwood, Portola Springs, Orchard Hills, and Great Park Neighborhoods. The right choice depends on your budget, school priorities, and lifestyle. I've written detailed guides on each village, start at the Neighborhoods page.

Q: What is Mello-Roos and do all Irvine homes have it?
Mello-Roos is a special tax assessed through a Community Facilities District (CFD) to fund public infrastructure. It shows up as a line item on your property tax bill, not in your mortgage payment, which is why buyers get surprised by it. Not all Irvine homes have it. Older villages like Northwood, Woodbridge, and Turtle Rock often have little to no Mello-Roos. Newer villages like Portola Springs, Orchard Hills, and Great Park typically carry $3,000–$6,000+ per year. Always pull the actual tax bill for any home you're seriously considering.

Q: What is the difference between Mello-Roos and HOA?
HOA dues are private fees paid to a homeowners association for maintaining common areas, pools, and parks. Mello-Roos is a public special tax collected with your county property taxes to fund infrastructure like roads and schools. Both are recurring costs that affect your monthly budget and loan qualification. Many Irvine homes have both. Always calculate your total monthly carrying cost, mortgage + property tax + Mello-Roos + HOA,  before comparing homes across villages.

Q: Which Irvine neighborhood has the best schools?
All Irvine neighborhoods are served by Irvine Unified School District (IUSD), one of the top-ranked districts in California. At the high school level, Northwood High and Portola High consistently rank among the best in Orange County. The honest answer is that IUSD's floor is so high that school quality alone shouldn't drive your village decision, the financial structure (Mello-Roos, HOA) and home quality often matter more. School assignments vary by address, confirm directly with IUSD before purchasing.

Q: What is the average home price in Irvine in 2026?
The median home price in Irvine is approximately $1.6M as of mid-2026. Prices vary significantly by village, Northwood median is around $1.25M, Portola Springs around $1.45M, Woodbury around $1.97M, and Orchard Hills can exceed $3M. Condos and townhomes offer entry points starting in the high $600Ks. The number that matters more than median is your total monthly carrying cost across the specific home and village you're considering.

Q: How long does it take to buy a home in Irvine?
From starting your search to closing, most Irvine purchases take 60–120 days. The search period varies by how competitive your criteria are. Once an offer is accepted, escrow typically runs 30 days. Get pre-approved before you search, competitive Irvine listings move fast and sellers will not seriously consider offers without proof of financing.

Q: What should I do before making an offer in Irvine?
Get pre-approved, not just pre-qualified. Know your total monthly budget including Mello-Roos and HOA, not just mortgage and property tax. Research the specific village's financial structure before falling in love with a listing. Have an agent who knows the specific neighborhood, not just Irvine generally. And move quickly, well-priced Irvine homes in good school zones routinely receive multiple offers.

Q: Do I need a local Irvine agent?
You need an agent who actually knows Irvine at the village level, price trends, HOA structures, Mello-Roos by parcel, school assignments, which builders have quality issues in which phases. A generalist agent who covers all of Orange County can get you into a house. A specialist can help you avoid a $50,000 mistake in carrying costs or construction quality. The difference shows up most on close calls.

Q: What is a California room?
A California room is a covered outdoor living space, essentially a room without a fourth wall, built into the home's floor plan. It's common in newer Irvine construction and extends your usable living space into the outdoors for most of the year given Southern California's climate. Quality varies by builder. Check for drainage issues and roof condition during inspection, California rooms are a common deferred maintenance item.

Q: What is the Irvine Company and does it affect buying a home?
The Irvine Company owns a significant amount of land in Irvine and developed much of the city's master plan. When you buy a home in Irvine, you're typically buying the home itself, not Irvine Company land, which is mostly commercial and rental. However, the Irvine Company's long-term influence on the city's planning, aesthetics, and development standards is part of what makes Irvine consistently well-maintained compared to other Southern California cities.

Q: How safe is Irvine?
Irvine is consistently ranked among the safest cities in the United States. Violent crime, property crime, and theft are all well below national and California averages. It has held a spot on multiple national safest cities lists for over a decade. Safety is one of the primary reasons families relocate to Irvine from other parts of Southern California and beyond.

Q: What is IUSD and how do school assignments work?
IUSD is the Irvine Unified School District, serving all of Irvine's residential villages. School assignments are based on your home address, not the village name. Boundaries shift periodically as new schools open and enrollment changes. Always confirm your specific address assignment directly with IUSD at iusd.org before purchasing, do not rely on Zillow, Redfin, or your neighbor's school assignment.

Q: How do I know which school my child will attend?
Use the IUSD school locator at iusd.org and enter the specific property address. Confirm directly with IUSD, do not rely on listing descriptions or third-party sites, which are frequently outdated. If school assignment is a deciding factor in your purchase, get written confirmation from IUSD before you remove contingencies.

Q: Is Irvine a good place to buy real estate?
Irvine has consistently appreciated over the long term, supported by a diversified job market, top-ranked schools, low crime, and land scarcity driven by the Irvine Ranch boundary. It's not immune to market cycles, it corrected in 2022–2023 with the broader California market. But the fundamentals that drive demand here are structural, not speculative. For buyers with a 5–10 year horizon, Irvine has historically been one of the stronger holds in Southern California.
